SOUTH SARASOTA COUNTY — DiVosta Homes recently announced plans for a 1,675-home gated community on 765 acres it recently purchased south of Manasota Beach Road and east of Englewood Road.
The new development, dubbed BeachWalk because of its proximity to Manasota Beach, will have a main entrance off of Englewood Road, also known as State Road 776, with a second entrance planned off of Manasota Beach Road.
The developer will be improving the stretch of Manasota Beach Road from Englewood Road to its second entrance.
“The first phase will be around 200 homes, with additional phases coming online,” said Angela Bell, a spokeswoman for the project with Gravina, Smith, Matte & Arnold Marketing and PR.
Attached villas and single family homes, with prices ranging from the mid-$200,000s to $600,000 range are planned for the property, which DiVosta closed on last week.
“Active adult buyers seeking a coastal location and an exciting array of recreational amenities and social activities will find it all at BeachWalk,” Richard McCormick, president of PulteGroup’s Southwest Florida Division, said in a prepared statement. DiVosa is a brand of PulteGroup Inc. “Whether they are seasonal or full-time residents, they’ll appreciate affordable association fees without CDD fees, along with easy access to shopping and dining and the Gulf of Mexico beaches.”
The 765 acres DiVosta is developing is part of Winchester Ranch Critical Area Plan area and is adjacent to but not part of the West Villages Improvement District that lies in unincorporated Sarasota County.
It is the only portion of that 3,660-acre tract that is already within Sarasota County’s urban service boundary.
“That really is kind of an ideal location, not too far from the beach,” said Bell, who pointed to the opening of the Atlanta Braves Spring Training facility in North Port and planned growth in the West Villages, which includes a town center. “The new activity there, the timing felt right for this community.”
DiVosta is also the developer of IslandWalk at the West Villages.
“It is pertinent that it is following our success the last 12 years at IslandWalk,” McCormick said Monday. “We’ve been building since 2005-2006 at IslandWalk, we’ll be sold out sometime next calendar year, 2021, so the timing is very good for us to develop another community, based on the success we’ve had over there, throughout our history, at IslandWalk.”
Unlike West Villages developments, which are oriented toward either U.S. 41 or River Road, BeachWalk will be oriented toward Englewood Road, capitalizing on the fact that it’s roughly 2½ miles from Manasota Key Beach.
The 1,675 homes will be spread out in a community that will include 144 acres of lakes and 226 acres of preserve and green space.
A community clubhouse will feature a resort pool as well as a lap pool, a large fitness facility and a community room.
Outdoor amenities include fire pits and grills, as well as bocce, pickleball and tennis courts.
Also planned are a pier and boardwalk area for a lakeside beach, as well as an on-site restaurant with lake view.

The ground-breaking is scheduled for February, with sales starting this fall.
